(And If You Are Doing What She Is, You Won’t Ever Do A Deal Either!)
This is a MUST READ.
Totally true deal story that proves why you may not be getting any deals.

For some of you what I share about getting deals done
right now is going to motivated you and make you money…
BE WARNED!
For others (both investors and Realtors alike) what I am about to say might make you want to punch me in the face (to use a Lou Cozz expression)
So here’s the scoop…
As you may or may not know, Charlene and I have been on the market to buy a home for the past year.
We came very very close this past summer but for one reason of another the deals went south. And come to think of it, it’s exactly because of what I am going to share with you.
But first for an update on my Slow Travel trip with my wife, baby and of course StArBuCk the DoG!
We’re out in a little town called Rosemary Beach. Super beautiful little town with amazing emerald greens waters and white sand beaches.
So we get a little cloudy weather and decide to switch it up and take a break from the beach. Char and I love gardens and parks, always have.
We go to this great little place called Eden Park. And that’s when we see IT!
When I picture my dream home and always think about a house on the beach. Always.
But something about what I saw next kind of changed my mind.
There IT was… this wonderful historic home sitting nestled amongst these huge trees covered in spanish moss. Shadows and sunlight dances all around the vast front lawn. A rose garden is in full blown beside the home and…
Well before I break into poetry and song about it, it’s great. I just see this and think “How wonderful it would be to raise a family in a place like this.”
So what do I do next?
I do what everyone and anyone does. I come home and get on the Internet to start looking at properties.
I’m searching around when I see it… it’s the future Lanfranchi Home!
Charlene looks at me. I look at her. We both start to cry.
Ok – the last part is melodramatic. Not true. But this house ROCKS!
It even has a pond, which ties into my next possible adventure which is I always wanted to organic farm and fish farm for my family. Totally unrelated just thought worth mentioning because you never know when I’ll start a tv show about it.
I have a couple questions about the property. So I email the realtor.
>>> READ CLOSELY WHAT HAPPENS NEXT! TOTALLY SHOCKED ME!
Here is the exact email I send her.

Saw your listing and had a few questions.
- Is the pond included in the property? Can it be stocked?
- Is the property vacant?

She replies back. And rather quickly, which is a plus.
> The pond is included in the property and it can be stocked.
The house is currently occupied so you need an appointment to see it.

WRONG!!!
“Doctor, vital signs are fading. We’re losing this deal!”
This agent stands to make $10,000’s of dollars in commission.
This property has been sitting for 277 days and counting.
It is SUPPOSED to be her job to SELL it.
I come along. An interested buyer with some questions.
What does she do?
She answers them and that’s it!
A receptionist with no real estate experience can do that.
You don’t need an agent for this!
And the kicker is, on her website she boasts she was awarded the most successful Realtor in Jacksonville last year.
Really!? You serious!?!
You get paid the BIG BUCKS because you are supposed to SELL THE PROPERTY!
Now before you miss the millionaire dollar point here, this is not a REALTOR thing. Yes, I get pretty fired up when I come across what seem to be the majority of realtors who think they should make massive commissions just because they passed the licensing exam and entered a listing into MLS.
(Sorry I do NOT agree. You don’t deserve $10,000 for this, pal)
So many agents just sit back with this sense of entitlement. But wait – are we as real estate investors any different?
I can’t tell you how many real estate investors dream of $100,000 pay days and the ultimate lifestyle, but then sit back with this passive deal making mindset.
Well, I put up a website and left someone a message. Now it’s SOMEONE else’s job to make my deals happen.
Real estate investors (and Realtors, sometimes) get and deserve the big pay day because they MAKE THINGS HAPPEN.
The push past barriers. The break down walls. They find solutions when nobody else can.
Back to the MILLION DOLLAR LESSON (do NOT miss this!)
What’s the point?
For those of you who are single or remember being single, when you saw that special someone who you wanted to date…
Did you just say, “Let me know if you’d like to go out some time?”
NO! Of course not. Not if you ever got the date!
>>> YOU ASKED!
“When can I take you out?”
“Would you like to get cheese fries at Applebees tonight?
Char and I really like this property. And we may go see it when we get back into town. Then again with a baby and a ton of other things on our mind, we may not get around to it or even forget.
I’m excited about this property right now!
And all this agent needed to do was ASK!
“When would you like to come see the home?”
That’s it!
She could have even sold me on it.
“The pond really is amazing. It’s perfect for picnics. You have to come see it.
When would you like to come see the property?”
That’s it!
Do you know what I would have done next?
I would have taken out my I-Cal and I would have given her dates.
And right now she would have a prospective buyer coming to her property, instead of a lame email sitting in her sent box!
You want to do deals and more of them?
It is a process.
It starts with attracting interest.
Then building interest.
Next getting an offer.
And lastly negotiating that offer.
Every step of the way YOU need to take the steering wheel and be aggressive.
Your JOB is to do everything you can to make it happen!
Yes, I said JOB! I know, guru’s keep saying, “real estate requires no work”.
I agree with the right technology, the bulk of the work can be automated.
But you are still an INVESTOR!
This means it’s your job to make the deal happen. Period!
Now just because this agent invited me to a showing, doesn’t mean she is going to get the deal, does it?
Of course not.
But remember this is a process.
And the more people you get into the process.
The better you facilitate them through the process.
The more deals and money you will make.
And here’s the EXTREME ENCOURAGEMENT…
Most investors and agents will NEVER do this.
They will continue to sit back with their sense of entitlement and passively wait for their “big ship” to come in.
(Most are going completely broke just waiting…)
When you JUST ASK and take an active roll (as insanely simple as that sounds) you will get more deals.
I am telling you this is SOOO true.
