The Most Unbelievable Open-House Ever

Thought you’d find this really interesting.

This past weekend, Mark Evans DM, my partner on a new venture I’ll be sharing later, invited me out to this exclusive event.

Probably the most unbelievable open house ever!

Seriously.

You won’t believe this. Charlene and I hardly did. The open house was for Acqua Liana -a $29,000,000 Green-Home created by concept home extraordinaire, Frank McKinney.

Located in Palm Beach, Florida Acqua Liana is the biggest and most expensive environmentally friendly Green-Home on earth! But that wasn’t the half of it.

The showmanship was as impressive as the actual $29 million dollar home! There were spotlights blazing into the sky…Helicopters swarming over head…A huge movie theater sized screen playing rock music video promotions…

And then Frank McKinney did a whole fireworks shooting out of his hands on top of a rooftop trick!

(Later Frank disappeared and re-appeared out of the ground in the cocktail area we were just sitting.  Crazy stuff!) And yes – the house itself was also incredible. There was an all glass floor that made it look like you were walking on water!

And the garage was underground next to the pool so that the garage windows looked into the deep-end of the pool under water!! I mean, one-of-a-kind stuff.

So what’s this have to do with you and selling your properties?

No, I am not suggesting renting a smoke machine and learning to do magic tricks (though it definitely works for Frank, he never has a spec house on the market for more than 60 days!) Well – there’s really two things I want you to learn from all this.

The first is – showmanship. Yes, showmanship. Home buyers BUY an experience and emotion as much as they buy a house. Maybe it’s not as grand as a blasting rock music videos, but something as simple as having a really great tray of hot muffins coming out of the over… Or even having the perfect music playing in a house you are trying to sell creates an experience.

I know that if Charlene walked into a house and they were playing one of our favorite songs, while we might not immediately reach for our check-book, we would remember that house. It would stay in our heads, and that’s the first step to a sale.

The second lesson I want you to learn from this Frank McKinney spec home spectacular is make at least 1 or 2 memorable things in your home. An all glass water floor probably is going over-board for a regular house but tell me this – Why is a buyer going to remember your house?

As I told, Charlene and I are house hunting for our own family now. And while you do want to present your buyers with a clean slate and try to stay clear of taste specific choices – you don’t want to be forgettable.

There are a ton of wonderful properties available in the community Charlene and I are looking at. But so many of them are instantly forgettable. Honestly. The ones that stay in contention at least have a little something special that catches our eye. Even something as simple as a really nice little flower garden – Or a special overhead stainless steel rack to hang the pots in the kitchen – Or even a in-home stereo system that plays music in every room. These are not huge ticket items or improvements.  They just offer a little sizzle. Something to get the imagination
going. Something to light a spark in your buyer’s minds.

I know that’s what I’m looking for. Not just a big blank house. But something that gets my mind wondering about how wonderful it will be for Charlene, Starbuck and I to move in and call this place home.
